RiverGate Mall Redevelopment Set to Transform Goodlettsville Landscape

Major mixed-use project aims to revitalize community with housing, retail, and entertainment

The long-anticipated redevelopment of RiverGate Mall in Goodlettsville is poised to commence, marking a significant transformation for the area.

 

During a recent meeting, developers announced that construction could begin as early as next month, with Rivergate MP Holdings LLC expected to finalize the project in the coming weeks.

 

The ambitious plan involves revitalizing approximately 56.49 acres into a dynamic mixed-use community.

 

The development will feature multi-family housing, retail stores, restaurants, entertainment venues, medical offices, and business spaces, aiming to breathe new life into the once-thriving shopping hub.

 

Currently, Guitar Center, JCPenney, and Dillard’s continue to operate on the mall's premises.

 

All three retailers are slated to be integral parts of the new development.

 

Notably, Guitar Center will transition to a stand-alone location within the redeveloped area.

 

According to Kate Jarosh of Rivergate MP Holdings LLC, "Guitar Center will be staying as part of the redevelopment. We'll be creating a stand-alone building for them. They will stay in place during the development and in perpetuity."

 

The redevelopment project has garnered substantial support from local authorities.

 

In May 2025, the City of Goodlettsville approved a package of economic incentives to facilitate the transformation.

 

This decision followed similar approvals from the Metro Nashville Council and its Industrial Development Board.

 

The collaborative effort underscores a shared commitment to revitalizing the area and enhancing the quality of life for residents.

 

Mayor Freddie O’Connell emphasized the project's significance, stating, "We can take the lessons we’ve learned from the Global Mall redevelopment in Antioch and the Bellevue Mall to revitalize another space that is no longer serving the community well. With a development partner in place, we can reimagine this space to be a community asset that brings neighbors together and enlivens the neighborhood."

 

The redevelopment is expected to have a profound economic impact.

 

Over the past decade, the mall experienced a decline in usage and economic value, resulting in a loss of more than $10 million in property tax revenue.

 

The new development aims to reverse this trend by attracting residents, businesses, and visitors, thereby stimulating economic growth in the region.

 

As the project progresses, developers are working on establishing a new identity and name for the area.

 

They plan to involve the community and local leaders in this process to ensure the redevelopment reflects the aspirations and needs of Goodlettsville's residents.

 

In anticipation of the changes, community members organized a final "cruise" through RiverGate Mall in June 2025, reminiscing about the mall's storied past and embracing the forthcoming transformation.

 

This event highlighted the deep connection residents have with the mall and their optimism for its future.

 

With construction set to begin imminently, Goodlettsville stands on the brink of a new era.

 

The RiverGate Mall redevelopment promises to rejuvenate the area, offering a vibrant, mixed-use space that caters to the diverse needs of the community.
